Knight Frank completes sale of Theobalds Park Estate to Surya Hotels off a Guide Price of £12.5 m
Knight Frank, a leading independent global property consultancy, has completed the sale of the renowned Theobalds Park Estate, situated in the heart of Hertfordshire, UK, to Surya Hotels (“Surya”) off a guide price of £12.5 million.
Knight Frank was appointed as the sole selling agent by the joint fixed charge receivers and joint administrators for Theobalds Park Estate last year.
The property, set in 55 acres of formal gardens and grounds, presented a rare investment opportunity as a freehold property with vacant possession. It boasts 140 en-suite bedrooms, two restaurants, a bar, and extensive meeting and events facilities and has undergone significant investment in recent years, with over £8 million in capital expenditure since 2020.
Positioned just 1.6 miles from Junction 25 of the M25 and 15 miles north of Central London, the property offers excellent connectivity and proximity to key urban and corporate hubs including News International Print Works, Tottenham Hotspur Stadium and Lee Valley White Water Centre. Key infrastructure projects such as the £1 billion Google Data Centre and the Sunset Studios expansion are also located nearby.
Theobalds Hotel has previously operated under prominent hotel brands including DeVere and Birch.
Surya is a leading boutique hotel group and intends to refurbish the hotel under its own branding.
