SIRO at Boka Place: Redefining Urban Wellness Hospitality
In the heart of Porto Montenegro’s vibrant new Boka Place quarter, a pioneering hospitality concept is taking shape, one that challenges conventional definitions of a hotel and reimagines the role of design in daily well-being.
SIRO, created by Kerzner International in collaboration with design studio Atellior and Adriatic Marinas Development, is more than an address; it is an immersive lifestyle destination where wellness, performance, and community converge.

Boka Place is a mixed-use development alive with retail, dining, and entertainment, but SIRO occupies its spiritual centre. It is a fusion of luxury hotel, branded residences, and lifestyle programming designed for travellers and residents pursuing a high-performance life. The ethos is clear: wellness is not an amenity here, it is the DNA.

SIRO’s residences, both branded and unbranded, bring the hospitality experience into private life. Swedish ladders are seamlessly integrated into custom joinery,
Oak, natural stone, and soft plasters bring tactility and warmth to interiors, balanced by the athletic edge of textured concrete, tan leather, and deep green accents. The spatial choreography moves guests through contrasting states of energetic activation and serene recovery without disrupting the flow. This is not a collection of separate spaces, but a continuous sensory journey.

The arrival sequence sets the tone. The Starting Block replaces the conventional reception desk with freestanding pods and concierge tablets, dissolving the formality of check-in. Barista-prepared coffee and wellness retail are part of the welcome, with sports and motivational content rolling across a giant digital screen above. Wellness is no longer hidden behind spa doors – it begins the moment you step inside.
Nearby, the Refuel Bar merges stainless steel precision with soft, luxe detailing. Here, hydration becomes social currency. The amphitheatre-style seating and open show kitchen at SIRO Table encourage conversation around fresh, locally sourced and nutritious food, blurring the lines between dining, learning, and leisure.
The Teamwork Zone is designed for flexibility, shifting effortlessly from co-working space to event venue. Yellow glass partitions and elevated mezzanine areas add spatial drama while allowing operators to adapt and curate the flow of each day.
SIRO’s Fitness and Recovery Labs go far beyond typical hotel offerings. The spaces include a fully equipped gym, immersive group studios, cryotherapy and red light therapy rooms, and a Body + Mind Studio dedicated to yoga, meditation, and breathwork. Here, recovery is treated with the same architectural importance as exertion — an intentional design statement that performance and rest are equals.

Swedish ladders are seamlessly integrated into custom joinery, Pilates balls double as seating, and all residents have full access to the hotel’s wellness amenities. Every element supports a lifestyle in motion, without disrupting the luxury aesthetic.

Sustainability runs parallel to wellness in SIRO’s philosophy. Regionally and responsibly sourced materials, low-VOC finishes, energy-efficient lighting, and smart building controls reduce environmental impact without compromising comfort or aesthetics. Operable windows provide natural ventilation. Multifunctional layouts reduce energy use. Durable finishes ensure longevity without sacrificing beauty. The design embraces biophilic principles, incorporating natural light, greenery, and tactile natural materials to support both ecological responsibility and mental well-being.
For guests, the experience feels intuitive and human centred. For operators, it is highly functional. Modular furnishings, concealed storage, and spaces designed for dual purposes allow for lean staffing and agile operations. This balance between sensory richness and operational clarity is one of SIRO’s quiet achievements.
The hotel at Boka Place does not simply offer a stay. It offers a daily rhythm, a way of living that positions wellness at the centre of urban life. In doing so, SIRO proposes a new definition of hospitality — part performance space, part sanctuary, part social engine — grounded in the belief that how we live is inseparable from where we are.
