The task of procuring FF&E and OS&E can be intimidating for hotel developers. Each project presents a complexity of its own determined by the interior design, operator brand specifications, time constraints, and the ubiquitous drive to push costs down. Achieving the balance between all factors is the key to delivering a successful hotel opening. A misalignment in any one will lead to frustration and missed objectives.

Experienced hotel developers know the challenges in working with ID firms to obtain commercially viable options for FF&E and hotel operators that do not have all operating equipment defined on time for procurement prior to hotel opening.  Often designers are given the freedom to create the most beautiful specifications for a project and it becomes the responsibility of the procurement agent to marry the design with the quality required for usage in a hospitality environment while finding the right manufacturers to produce the products within a commercially acceptable budget.

Hotel developers usually have several different priorities\ during any project, from cost over runs to construction delays, missing permits and selection of the hotel management team. By handing over the responsibility of FF&E and OS&E procurement to a reliable partner, the developer is given more time to dedicate attention to critical issues in the project.

Using the best of technology and software developments, we operate a proprietary online procurement software, SPIsys, which allows our team to manage projects from any location, provides client access for approvals and viewing of reports, management of electronic tender submissions, and asset tagging using RFID technology.

The reality is that technology is only a tool in our business model. We are still a people company that believes in frequent interaction with our Client, the operator, interior designer, manufacturers, and all stakeholders involved in the project. Our team carries out frequent factory inspections to monitor quality during production, workshops with the interior designer to review shop drawings and material submittals, review sessions with the operator to finalise requirements and adapt specifications to the specific needs of the hotel, and with the main contractor to coordinate all aspects related to delivery and installation on site.

Site supervision is a standard service that we include on all projects that provides the client and operator assurance that all material being delivered is installed in the correct locations, snagged/desnagged and handed over so each asset that has been procured is accounted for.
